Welcome to ApriFind. These Terms of Service govern your access to and use of ApriFind's website, account features, property search tools, reports, data, analytics, subscriptions, credits, and related services.
By creating an account, purchasing credits or a subscription, or otherwise accessing or using ApriFind, you agree to these Terms. If you do not agree, please do not create an account or use ApriFind.
ApriFind is a web-based informational tool that helps users analyze U.S. property markets, compare individual properties, and evaluate real estate opportunities using available property data, market data, financial calculations, user-selected inputs, estimates, analytics, reports, and proprietary scoring tools.
ApriFind may provide property lookups, rental estimates, comparable-property information, neighborhood-level analytics, investment metrics, summaries, reports, exports, and proprietary scoring systems, including the Apri Score.
ApriFind is not limited to any one state. Real estate laws, landlord-tenant laws, zoning rules, permitting requirements, tax treatment, insurance requirements, short-term rental rules, licensing obligations, and market conditions vary by state, county, city, and property type. ApriFind does not guarantee that its tools or outputs reflect all laws, regulations, restrictions, or conditions applicable to any particular location or property.
The Apri Score, related scoring systems, methodologies, calculations, analytics, models, reports, summaries, and presentation formats are developed by ApriFind, proprietary to ApriFind, and owned by ApriFind.
The Apri Score is provided for informational analysis only. It is not a recommendation, appraisal, valuation, guarantee, tenant-screening tool, credit report, consumer report, or Fair Housing compliance tool. ApriFind may modify, update, suspend, or discontinue the Apri Score or any related methodology at any time.
ApriFind is provided for informational and educational purposes only. ApriFind does not provide financial, investment, legal, tax, accounting, real estate brokerage, appraisal, lending, insurance, property-management, tenant-screening, or other professional advice.
Nothing provided by ApriFind should be interpreted as a recommendation, solicitation, offer, endorsement, guarantee, or instruction to buy, sell, rent, finance, lease, manage, or invest in any property, market, transaction, strategy, or opportunity.
You are responsible for your own research, analysis, decisions, and actions. You should consult qualified professionals before making any real estate, investment, financing, tax, legal, leasing, property-management, or business decision.
ApriFind may rely on third-party data sources and service providers, including property, rental, market, listing, neighborhood, payment, hosting, and analytics providers. Third-party data may be incomplete, inaccurate, delayed, outdated, or unavailable.
All estimates, projections, calculations, scores, rankings, summaries, and reports generated by ApriFind are based on available data, third-party sources, automated calculations, assumptions, and/or user-selected inputs. Actual results may differ materially.
ApriFind does not guarantee rental income, occupancy, appreciation, cash flow, return on investment, financing terms, resale value, tax treatment, property condition, market performance, or any investment outcome.
You are responsible for independently verifying all property details, market conditions, rental estimates, comparable properties, expenses, assumptions, financing terms, local laws, permits, taxes, insurance, zoning, HOA rules, property condition, short-term rental restrictions, landlord-tenant requirements, licensing obligations, and other relevant information before making any decision.
ApriFind is not a tenant-screening service, consumer-reporting agency, credit-reporting tool, background-check service, or Fair Housing compliance tool.
You may not use ApriFind, or any data, score, estimate, report, analysis, or output from ApriFind, to evaluate any individual tenant, rental applicant, borrower, buyer, resident, employee, or other person, or to determine eligibility for housing, credit, employment, insurance, or any similar purpose.
You agree not to use ApriFind in any manner that violates the Fair Housing Act, the Fair Credit Reporting Act, anti-discrimination laws, consumer-protection laws, housing laws, privacy laws, or any other applicable law.
You may need to create an account to access certain features. You agree to provide accurate, current, and complete information and to keep your account information up to date.
You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. You must notify ApriFind if you believe your account has been accessed or used without authorization.
ApriFind may suspend or terminate accounts that violate these Terms, misuse the service, fail to pay amounts due, or create risk for ApriFind, other users, third-party providers, or the public.
ApriFind may offer free plans, paid subscriptions, credit-based access, one-time purchases, or other paid features. Payments may be processed by third-party payment processors, including Stripe.
By purchasing a subscription, credits, or paid feature, you agree to the pricing, billing, renewal, cancellation, and payment terms presented at checkout and to the applicable payment processor's terms.
Credits, if offered, may be used for property lookups, reports, or other paid features. Credits have no cash value, are not a stored-value product, and are non-transferable unless ApriFind states otherwise.
Subscription fees, credit purchases, and other paid features are non-refundable except as required by applicable law or expressly stated by ApriFind. If a subscription renews automatically, you are responsible for cancelling before renewal if you do not want your subscription to continue.
ApriFind may change pricing, features, plans, credit allocations, billing terms, or availability with reasonable notice where required by law.
You agree not to:
ApriFind, including its website, software, design, branding, logos, trade names, Apri Score, scoring systems, analytics, calculations, methodologies, reports, user interface, text, graphics, data arrangements, and other content, is owned by ApriFind or its licensors and is protected by intellectual-property laws.
Subject to your compliance with these Terms, ApriFind grants you a limited, revocable, non-exclusive, non-transferable license to access and use the service for your personal or internal business analysis purposes.
You may not copy, modify, distribute, sell, lease, sublicense, reverse engineer, or create derivative works based on ApriFind, the Apri Score, or ApriFind's proprietary systems except as expressly permitted by ApriFind.
ApriFind may allow users to generate reports, summaries, saved analyses, CSV files, PDFs, or other exports. These outputs are provided for informational purposes only and remain subject to these Terms.
You may use outputs for your own personal or internal business analysis. You may not resell, redistribute, publish, or commercially exploit ApriFind outputs or underlying data without written authorization from ApriFind.
ApriFind may modify, suspend, discontinue, or limit any part of the service at any time, including features, data sources, pricing, subscriptions, credits, reports, scores, calculations, or availability.
ApriFind does not guarantee that the service will be uninterrupted, secure, error-free, or available at all times.
To the maximum extent permitted by law, ApriFind and all data, reports, estimates, scores, calculations, projections, content, features, and services are provided "as is" and "as available," without warranties of any kind.
ApriFind disclaims all warranties, including warranties of accuracy, completeness, reliability, merchantability, fitness for a particular purpose, title, non-infringement, availability, security, and suitability for any investment, property, financing, leasing, tax, legal, or business decision.
Your use of ApriFind is at your own risk.
To the maximum extent permitted by law, ApriFind and its owners, operators, officers, employees, contractors, affiliates, licensors, data providers, and service providers shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, goodwill, business opportunity, investment value, rental income, financing opportunity, property value, or property-related loss arising out of or related to your use of ApriFind.
Your use of ApriFind is also governed by our Privacy Policy, which explains how we collect, use, disclose, and protect information.
ApriFind may update these Terms from time to time. Your continued use of ApriFind after revised Terms are posted constitutes acceptance of the revised Terms.
These Terms are governed by the laws of the State of Washington, without regard to conflict-of-law principles, unless applicable law requires otherwise.
